If you spend any time on social media researching real estate agents, you'll notice a pattern. Most content focuses on the same thing: neighborhood knowledge. Best coffee shops. Favorite parks. Top-rated schools. Which streets flood the local farmers market on Saturdays.


That knowledge is real, and it matters. Falling in love with where you live is part of what makes a house a home.


But it's only half the story and it's the half that's easiest to show in a 30-second video.


The Part of the Job You Don't See on Social Media

Here's what rarely makes it into a reel: what happens after you've found a place you love.


Buying or selling a home is one of the largest financial decisions most people will ever make. Once you're under contract, the real work begins and it looks nothing like a walking tour of the neighborhood. It looks like:


  • Negotiating repairs after an inspection turns up problems

  • Navigating financing challenges when a loan doesn't go exactly to plan

  • Catching contract details before they become expensive mistakes

  • Resolving title issues that can stall or sink a closing

  • Handling an appraisal that comes in under expectations

  • Protecting your interests from the first showing to the final signature


None of that photographs well. There's no charming visual for "caught a title defect before it became your problem" or "renegotiated repair credits so you didn't overpay for a house with a bad roof." But this is where a deal is actually won or lost.


Why This Distinction Matters to You


When you're choosing who represents you in a real estate transaction, it's worth asking a simple question: am I hiring someone for their community knowledge, their professional expertise, or both?


Community knowledge helps you enjoy where you live. It answers questions like "what's the neighborhood like" and "where should we grab dinner after closing." It's valuable, and a good agent should have it.


Professional expertise is what protects your investment when something doesn't go according to plan, which, in real estate, happens more often than people expect. It's built through experience, sharpened through judgment, and proven through problem-solving under pressure. It's not something you can fake, and it's not something that fits neatly into a highlight reel.


The best representation combines both. But if you only ever see one side of an agent's work, it's worth digging deeper before you decide who's protecting your investment.


What to Ask When You're Interviewing a Realtor


Instead of just asking "do you know the area," consider asking:


  • How do you strategize when writing a Buyer's offer?

  • How do you strategize when counteroffering on behalf of a Seller?

  • How do you work with Sellers to prepare their home prior to listing?

  • Do you work with any local lenders? If so, who and why do you recommend them?

  • How do you approach negotiations when an inspection turns up issues?

  • Can you walk me through a time you solved a problem mid-transaction?

  • What do you do to protect your clients when something goes wrong?

  • How do you handle a low appraisal or a financing hiccup?


The answers will tell you a lot more about who you're hiring than a list of favorite restaurants ever could.


More Than a Brand


At the end of the day, a real estate transaction isn't just about finding a house, it's about protecting one of the biggest financial decisions you'll make. That requires someone who brings both sides to the table: the local insight that helps you fall in love with a place, and the experience, judgment, and problem-solving that protect you when it counts.


That's the standard I hold myself to with every client, on every transaction, visible on social media or not.
